Good product...but

I used this to replace an existing unit that failed (50 yrs. old). W/a few cuts to the door it installed easily. However, The dress cover plates were not thought out very well. For one, you will notice they have holes for screws in all 4 corners and are provided w/4 wood screws to hold them on. Well the lower back hole covers only the mechanism (the door there is cut out), so there is nothing to attach the screws to. Also, as the direcytions indicate, the back of the door has to be rounded to allow the door to swing properly. Unfortunately, they did not curve the back edges of the dress plates - so they stick out as the door swings. You'll have to get creative here to make it work or set the door away from the wall w/a larger than need gap. As a note, when in operation, the mechanism will make a 'clicking' sound as it goes through its rotation. Other than that, it works fine!

The mechanics of this item are first rate and required no fitting! The instructions are terrible and the screws are all Philips head which are not authentic. Mine required extensive fitting to make the cover plates look right. I was hoping for a drop in installation but in the end it looks good and works great. Don't plan on this being an hour project. It will kill an afternoon.
Victorian swinging door install

Read the instructions carefully, line the bracket up next to the door to visualize operation/installation and to better understand the instructions, THEN cut the door. Once you make the cut in the door, there is no place to secure one of the bottom cover plate screws.

Butler Door Overhaul

I purchased this product after much research on hinges to replace an aging butler door which was 20+ years old. Unfortunately I was unable to find an exact replacement; this product was as close as I could come. The unit arrived packed quite nicely and I quickly concluded that construction was very well done. The finish of the decorative covers (I chose brushed nickel) was very good, and nicely matched my other hardware. The only downside as others have pointed out was that the instructions were a bit lacking. They require some studying as they have no written directions, only diagrams and dimensions. With that said, the instructions did contain enough information to allow for an effective installation. Since the hinge was not a perfect match to the original, I replaced the entire door and customized it for this new hinge. Installing the product will take some knowledge of carpentry as it requires notching of the door in a few areas. You will also need to round the back-edge of the door to enable effective swinging. The installation wasn't difficult per se, but it does take some time and the right tools. Invaluable to me was my belt sander and coping saw. Installing the door once the hinge is installed is a little tricky, but with proper measuring and dry fitting you will get it done without too much trouble. Once it is fitted, it works quite nicely. I especially like the adjustable tension option which gives me some ability to customize the action. The only real compliant I have with the product is that you cannot install all of the screws in the decorative covers. The bottom screw holes towards the rear of the door are actually directly over the hinge, and not wood. To avoid having open screw holes, I actually cut the screws in half (they are too long to be inserted and they will interfere with the hinge) and then super-glued them into the holes. Nobody can tell the difference, but it wasn't the most elegant solution. Aside from that, now that the door is complete it looks and works tremendously. I would definitely buy the product again.
